Housing Market is Tough Right Now

Through its wholly owned subsidiary called Greater Nevada Mortgage, Greater Nevada CU is now the 12th credit union in Nevada and California participating in the Federal Home Loan Bank of San Francisco’s Workforce Initiative Subsidy for Homeownership (WISH) program.

Through the program, eligible low- to middle-income homebuyers in Nevada may qualify for four-to-one matching grants of up to $22,000 in homeowner down payment assistance.

The FHLB San Francisco’s program is still early in its yearly homeowner assistance cycle (starting April 1, 2022). Other participating credit unions across California and Nevada include Bay FCU, Clark County CU, Kinecta FCU, LA Financial FCU, Meriwest CU, Noble FCU, Pasadena Service FCU, Patelco CU, Premier America CU, San Francisco Fire CU, and Yolo FCU.

“We are thrilled to be selected to participate in the WISH program for the second year in a row,” said James Anderson, executive vice president of Greater Nevada Mortgage. “The housing market is tough right now, but there are assistance options available for working families and individuals to make the move from renting to owning a reality.”

For Greater Nevada CU members, eligibility in the WISH program includes:

  • Successful completion of approved homebuyer counseling program.
  • Be a first-time homebuyer, as defined by the Affordable Housing Program (AHP) Implementation Plan.
  • Meet income eligibility at the time of enrollment in the WISH Program guidelines (at or below 80 percent of the HUD area median income).
  • Approval through income qualifiers.
  • Submittal of application for Nevada and/or California properties.
  • Greater Nevada CU membership.

WISH program matching grants benefit first-time homebuyers in cities and towns throughout the FHLB San Francisco’s three-state district of Arizona, California, Nevada, and other states where there are FHLB San Francisco member financial institutions. You can search, filter, sort, and download detailed information about homebuyers who have received WISH or IDEA grants through participating financial institution members. As of Jan. 1, 2022, the FHLB San Francisco consolidated the two homeownership down payment assistance programs and will not allocate any separate AHP funds to the IDEA program.
